A repair process you can follow.
This website is operated by All World Construction LLC, owned by Austin Mitchell. We are a San Diego County general contractor handling multi-trade repairs, property-management work and exterior restoration.
Understand the work before approving it.
One documented repair plan for the stair, landing, railing, water details and surrounding finishes.
Share the problem
Send wide and close photos, the property type, affected level, known reports, repair history and who controls access. Do not enter or load an area that appears unsafe to obtain photos.
Confirm fit
AWC reviews whether the request fits exterior stair and multi-trade repair, what information is missing, and whether use restrictions or qualified professional direction should come first.
Evaluate the site
Detailed, occupied, water-related or structurally uncertain work may require the $250 Site Evaluation + Written Bid Package before responsible pricing. The fee is credited back if construction is approved within 30 days.
Define the repair
The written scope identifies visible work, planned openings, retained and replaced materials, railing and water-detail interfaces, finish limits, access assumptions and unresolved conditions.
Build and document
Approved construction follows the written scope, with site-specific coordination for access, protection, required reviews, concealed conditions, inspections and photo documentation where included.
When the property needs a closer look
For exterior, water-damage, multi-trade, HOA or managed-property work needing field verification, we recommend the $250 Site Evaluation + Written Bid Package. The fee is credited back if the construction project is approved within 30 days.
Keep the agreement specific
The written proposal should identify the physical work, confirmed repair limits, exclusions, access needs and the handling of concealed conditions. Materials, warranties, timing and payment terms belong in the accepted proposal. No guide or photograph replaces a property-specific review.
